Can’t find the flat you want? The answer may be to renovate yours

Flat-hunting in Barcelona takes time: comparing prices, neighbourhoods and layouts, and almost always giving something up in the end. Before taking that step, it is worth asking another question: what if the flat you already have could work like the one you are looking for?

Many of the reasons a flat stops working — corridors that eat space, a dark closed kitchen, a bathroom that no longer copes — can be solved with a good complete renovation.

What can really change

A complete renovation rethinks the whole layout: partitions can go, the kitchen can open onto the living room, a second bathroom can be added or an interior room turned into a dressing room. Services, heating and cooling and finishes are renewed too, so the flat ends up on a par with a new-build home.

What cannot change is the location, the orientation or the height of the building. So the first step is to decide whether those factors work for you; if they do, almost everything else is open.

How to plan it

The key is to take the decisions before work starts. A full design — layout, materials, 3D renderings and technical documentation — lets you see the result in advance, close a detailed budget and set realistic timelines. We also handle permits and coordinate all the trades, with a single point of contact throughout.

Renovate or move?

If you like the neighbourhood and the building, renovating is usually the sensible choice: you avoid the costs of buying and selling and end up with a home designed around you. If in doubt, a first visit will tell you what your flat allows and what it would cost.
