Refurbishment of a flat in the district of Gracia
This project required a thorough refurbishment as it was a property dating from 1920.
In addition, the flat in question had not been updated and had the original water and electricity installation.
It was a typical old town house with Catalan vaulted ceilings and wooden beams, in some areas in poor condition.
Two of the rooms had a very steep slope, which meant that several actions had to be carried out.
Restore all the original hydraulic paving slabs. Laying a new mesh and levelled light concrete floor screed specifically for old dwellings.
Reinstalling the hydraulic tiles and, as a final step, cleaning and machine polishing the pavement.
At ground level, a steel shoring beam had to be installed to make the kitchen open to the living room.
The Catalan vaulted ceiling was also left uncovered in this area, which was suitably cleaned.
The exposed brick walls were primed with a consolidating agent.
The rest of the house was updated with new materials such as skirting boards, mouldings and ceiling rosettes by NÖEL & MARQUET and MEISTER laminate parquet flooring.
The original doors were also restored and the glass and handles were replaced and repainted with chalk paint.
The hydraulic flooring in the bedrooms was also restored.
The result is a functional flat adapted to the needs of the clients but preserving the essence of a classic finca.
